NU-FAM Fairview Town Center is a nearly 400,000-square-foot retail complex in Fairview, Texas managed by Lincoln Property Company. After successive hailstorms in 2020 and 2023 damaged the roof systems across multiple buildings, NU-FAM was engaged to represent LPC and oversee a comprehensive insurance-funded roof replacement. The project required careful coordination with insurers, contractors, and ownership to ensure the property was made whole while maximizing value from the process.

Our Objective


NU-FAM's objective was to represent Lincoln Property Company's interests from pre-design through project closeout, ensuring the roof replacement delivered the optimum value from both insurance proceeds and LPC's own investment. Beyond simply replacing damaged systems, we also aimed to identify and correct existing shortcomings that had been documented in prior leak repair reports over the preceding three years. The goal was not just restoration, but a meaningfully improved facility.

Our Process


NU-FAM executed a structured six-phase approach covering Pre-Design Assessment, Design and Development, Construction Documents and Bid Package, Bid Management, Quality Assurance, and Digital Historical Documentation. Prior to design, we collected and assessed the full construction and insurance history of the property, conducted physical observations, and provided expert technical support during insurance negotiations. Once construction began, we performed bi-weekly site inspections across multiple buildings, conducted deck pull testing to verify integrity, and documented each visit with detailed field reports.

Our Solution


NU-FAM developed a full set of construction documents and a competitive bid package that formed the foundation for contractor accountability across the project. Pull testing of the concrete decks confirmed the integrity of the low-rise foam adhesive. Construction across all buildings was completed in accordance with specifications and manufacturer guidelines, with final site observations confirming that field membranes, metal flashings, drainage systems, and penetration details all met the highest quality standards.
