NU-FAM was engaged to perform a comprehensive building envelope assessment across five residential properties within The Village Dallas - the nation’s largest contiguous apartment community. Spanning multiple addresses across Shady Brook Lane and Southwestern Boulevard, the project required coordinated, multi-team inspections executed systematically across every building to identify exterior vulnerabilities before they escalated into costly failures.

Our Objective


Conduct a full exterior assessment across all five properties, documenting conditions across every building elevation, roofline, cladding system, gutter, and transition point to produce a clear remediation roadmap for ownership.

Our Process


NU-FAM deployed a multi-person inspection team to collect shingle samples from a percentage of the properties roof. With the hail damage confirmed by the sampling, NU-FAM drafted a specification package to facilitate fair and equal bidding to replace all roof assemblies across the property.

Our Solution


Due to NU-FAM’s efforts, the property was able to receive the best pricing for the entire project. NU-FAM will continue supporting the project through continuous observations as the contractor installs the new roof assemblies.
